Why it matters

Transparency means market efficiency. And market efficiency means democratised access.

  1. Step 1

    Transparency

Every home with its page, its sources and its date. The buyer knows as much as the seller.

  2. Step 2

    Market efficiency

With the same information on both sides of the table, people negotiate on facts instead of guesses, and there are fewer surprises after signing.

  3. Step 3

    Democratised access

That information stops being in the hands of a few. Anyone has it, in any corner of Spain.

How we do it

Every home, with what happens within 300 metres.

  • We gather250+

    official and open sources

From the Cadastre, the INE and the IGN to the Ministry of the Interior, the European Commission, NASA and OpenStreetMap, joined building by building through each one's cadastral reference and exact location.

  • We calculate40+

    proprietary metrics

With proprietary algorithms: the value of every home with its range and rent, its taxes, the safety and noise of the area, its walkability, its exclusivity…

  • We ask60+

    surveys of our own

Those who know each area, what life is like there; those who know the real price of a sale, what was paid. Always anonymously.

  • We report126

    areas analysed every week

Every week, a housing and business analysis for each comarca. And for every home, a full PDF report, instantly.

datos.gob.es, the Spanish Government's open data platform, lists CASAS.ES among its applications, and the European Commission includes it in the tools directory of BUILD UP, its portal on the energy efficiency of buildings.

From Europe

3 in 4 foreign buyers are European.

Many are looking for their home in the south or a place to retire, in areas like the Costa del Sol. These are different areas from the ones most Spaniards look for.

They arrive with another language, other rules and sometimes from far away. CASAS.ES explains every home to them in 21 languages, with the same data as for anyone else.

Of every 100 homes sold, how many go to foreign buyers
37%

Costa del Sol

Province of Málaga

10%

Madrid, Barcelona, Seville, Zaragoza and Bilbao

Their provinces, combined

The Costa Blanca, Mallorca and Ibiza follow the same pattern.

Registradores de España, Property Registry Statistics, Q2 2026: home sales to foreign buyers in each province (Málaga, 37.01%; Madrid, 8.12%; Barcelona, 16.49%; Seville, 3.57%; Zaragoza, 9.03%; Biscay, 4.70%); the five weighted by their sales. In the quarter, 74% of foreign buyers were European (EU and rest of Europe).

Manifesto

A home is much more than its square metres: the year it was built, what its plot looked like in 1956, when the whole of Spain was photographed from the air, what it is worth, how much energy it uses, what taxes it pays, what its neighbourhood is like, whether it is in a flood zone.

And hardly anyone tells it. The market looks at a home only on the day it is sold, and in 2025, 714,237 of the more than 26 million homes in Spain were sold: fewer than 3 in 100. The other 97 matter too.

That is why we look at all of them, from the city centre to the smallest hamlet, with the same care and the same detail.

We tell the life of the home, never the life of the people who live in it.

We say what we know. And what we don't know, too.

What gets us up every morning is always the same: a more accurate figure, one more source, a home better told.

Because a home is the biggest thing a person buys in their life: the one that keeps their years and the one they leave to their children. No one should buy, sell or inherit one without knowing it.

How we work

The seven house rules

These are not slogans for a wall. They are the rules we work by every day, and each one was born from a mistake we don't want to repeat.

  1. 1

    Consistent isn't true

A figure that agrees with our own data doesn't prove it's right. We check it against outside witnesses, at least seven homes in seven different places, and when they disagree, the official record wins. We test where it hurts, never in the shop window.

  2. 2

What we don't know, we say

We never fill a gap with an average. Every value comes with its range, its date and its version.

  3. 3

The data is the same for everyone

Buyer and seller, neighbour and professional see the same number. No one can move it in their favour. No one ever will.

  4. 4

A village of 200 counts as much as Madrid

The same page and the same care in all 8,111 municipalities. If something only works in one place, it isn't finished.

  5. 5

    We improve the map together

If a figure doesn't add up, anyone can tell us from the page itself. We check it against its source, and the correction reaches everyone.

  6. 6

    No fake urgency

No “12 people are looking at this home right now”. One screen, one decision, one button.

  7. 7

    Every mistake becomes a rule

When something goes wrong, we write down the date, the cause and the new rule, so it doesn't happen again. We have scars and we show them.

People, augmented

AI doesn't replace people. It augments them.

It lets us cross more sources, check more homes and fix things sooner, so quality goes up, not down. The judgement, the sources and the final word stay human.

  1. Public sources

    Cadastre · IGN · INE · AEMET · MITECO · Housing Ministry · OpenStreetMap

  2. AI crosses, compares and flags

By cadastral reference, building by building

  3. People decide

They review, cross-check and have the final say

  4. The page of every home

    For anyone, no sign-up

  5. ↺ You: something doesn't add up? Correct it

About CASAS.ES

CASAS.ES brings the data on every home in Spain together on one page: one for each of its 12,974,035 buildings, whether they are for sale or not, with data from more than 250 official and open sources. Each page brings together its estimated value, energy, taxes, risks and surroundings, with more than 40 proprietary metrics and more than 60 surveys of its own; and every week it publishes an analysis of 126 comarcas. Its goal: that no one in Spain buys, sells or inherits a home blind. Its team uses AI to augment people, not to replace them: it lets them cross more sources and check more homes, which raises quality. Every figure can be checked at its source. It works without sign-up and in 21 languages. https://casas.es
